Also, the main concern of the The One team for carrying out opportunity studies projects is to increase the quality level and standards of the country’s construction projects.
Behnad Bana Development and Construction Company, which is one of the most reliable construction companies, has a desire to build a project on a land with an area of 6662 square meters on the edge of Hakim highway, which is considered one of the tallest office towers in Iran.
Hakim project is defined as one of the tallest office towers in Iran on a land of 6662 square meters on the side of Hakim highway by Behnadbana Development and Construction Company. This company, which is one of the most reliable construction companies in Iran, entrusted the opportunity and feasibility studies of the Hakim project to The One Iranian Company during a tender in 2012. In this tender, 18 natural and legal persons participated with different titles to conduct studies related to the project, including feasibility study, business plan, development plan and technical-economic feasibility study, and finally, the opportunity studies of this project were given to The One Iranian Company. was handed over and joint cooperation between the two companies took place.
This cooperation was done to achieve the following goals:

The subject emphasized in this project was the performance of the project and the view of premiumization of the project, which was investigated with the aim of being placed in front of Tehran Tower (residential tower). The critical issue discussed with the employer in these studies was the methods of achieving premiumization and improving the performance conditions of the project. One of the other important topics of this project is the study of the behavior and needs of the audience of office towers, which until now had not been carried out qualitative and professional studies in that field.
This study is prepared in the form of six sections, the content of each section is as follows:
- Part 1 : Environmental surveys and comprehensive study of Tehran metropolis
- Part 2 : Survey of existing and under-construction landmark towers in the area around the project
- Part 3 : Examining the key projects of Tehran and Iran as well as financial centers in the Middle East region
- Part 4 : Examining the standards of administrative offices
- Part 5 : Proposed scenarios and financial analyzes (three development scenarios)
- Part 6: Field research of 140 administrative cases in Tehran
The development of Burj Hakim has been prepared in the form of three scenarios (on a land with an area of 6662 square meters), in all of which the number of floors is 9 underground, one floor as ground floor, one mezzanine and 38 floors above the mezzanine. . The main difference between the scenarios at the qualitative level is the construction, the way to market and finance the project, determining the brand and position of the project and finally its audience.
